Which divisions, regions, or business units may be more or most advantageous to sell for and why?

Selling homes below $499,900 is a 2.5% commission, anything above $500,000 is 2%. If you can find the lower priced homes you will make more. To qualify at $500,000 pricing you’ll need to find families that make at least $120,000 with some debt to qualify. Anticipate closing 8-12 homes year one.$120k

You get 500 leads a year but that includes Craigslist for rent priced $1,000 cheaper but once on the phone get them to buy and those count too. This includes old leads from the year prior and other locations so in some ways is triple counting. You will have to do your own prospecting to make it.

The corporate office is fast to lay down decisions.You won’t know when they decide but if told to re locate you have 3 day otherwise you will be fired. They are swift and unforgiving and you really don’t have any good options. If not hitting numbers start looking for more work you will be terminated

2024: LGI is changing compensation substantially, they used to have an auto allowance of $1,000 but are reducing it to $250 or eliminating it completely. The sales vacation used to be $2,000 a week but not possible if not at numbers. New standards to remain employed is $7 million in closed sales.

Texas, Florida, Carolinas, Arizona are all phenomenal. Other markets are tougher going but this is because LGI is from Texas and the aforementioned states are seeing tremendous growth in general. If you don’t hit $5-7 mil in closed sales you are on a pip and terminated after one year or less notice.

Job is almost 100% commission. You receive a $1,125 a month gross pay for a car and phone allowance and the rest is a recoverable draw of $4k a month. So technically $5,125 a month but can take a deficit of up to 6 months and then receive nothing until paid back to the company. 60-70 hour weeks.

2024: You must close minimum $7 million to remain employed and close 14 homes year.Anything below this, you will be given probation and monitored to ensure you’re trending to achieve numbers. Re evaluation will happen at 6 months and if not at least 7 closings by then a termination will be imminent.
